BREEAM Excellent is frequently a planning condition or client sustainability requirement on government projects. Ceiling and dry lining material selection, supply chain responsible sourcing credentials, site waste management records and Environmental Product Declarations (EPDs) for major installed materials all contribute to the project's BREEAM credits. Specific contributions from the ceiling and dry lining trade depend on the products specified; Rockfon, Ecophon and British Gypsum publish EPDs for their principal product ranges.
Procurement framework compliance requires evidence of similar work, insurance to the required levels, and sometimes financial standing thresholds, requirements set by each framework (CCS, Pagabo, Procure Partnerships) and communicated through the principal contractor's supply chain qualification process.
Security clearance requirements on government sites vary from standard DBS checks to BPSS or higher formal clearance. Requirements are set by the client, confirmed at pre-construction, and organised through our standard operative clearance process.
Acoustic performance in government office environments follows BSRIA and BS 8233 guidance, with open-plan government offices typically specifying a background noise level and speech privacy brief that drives ceiling and partition acoustic specification. Court environments carry specific acoustic requirements around speech intelligibility, witness box clarity and acoustic separation between public and defendant areas.
What we install in government spaces
Suspended ceilings form the standard office, circulation and back-of-house ceiling specification, typically Zentia, Rockfon or Ecophon mineral tile and stone wool lay-in systems in exposed grid, with higher acoustic absorption specified in open-plan areas that need to meet the speech privacy brief.
Acoustic panelling addresses open-plan office reverberation and specific conference room and court acoustic requirements, including wall absorbers and ceiling panels in meeting rooms, and acoustic separation in open-plan environments where the background noise and speech privacy targets require intervention beyond the ceiling tile alone.
Dry lining forms office partitions, corridor walls, service enclosures, bulkheads and fire compartment walls throughout government buildings, typically British Gypsum or Knauf system specifications, with fire-rated and acoustic-rated assemblies where the project brief requires.
Partitions, including solid stud, glazed and demountable, divide office floor plates into private offices, meeting rooms, waiting areas and interview rooms, and provide the acoustic separation the specification requires.

We deliver our specialist scope within the principal contractor's programme, quality plan and supply chain compliance framework.
On smaller local authority refurbishment and maintenance projects, such as ceiling tile replacement, acoustic panel installation or a small office partition package, we sometimes work direct to the client or their facilities management team as principal contractor for the trade scope.

Where Government Soft Landings applies, we confirm our aftercare availability and programme it into our project resourcing at the outset. Where security clearance is required for operatives, we organise the process and confirm timelines with the principal contractor at pre-construction. BREEAM evidence, including waste transfer notes, material EPD documentation and site logistics records, is maintained throughout the project and submitted to the principal contractor's BREEAM assessor as requested. Our crews are direct-employed and DBS-checked where required.

Government projects in the UK typically procure specialist trades through established frameworks, including Crown Commercial Service (CCS), SBS (NHS Shared Business Services) for government-adjacent projects, Pagabo, Procure Partnerships and similar, which impose requirements on the supply chain around insurance, compliance, evidence of similar work and sometimes financial standing. Understanding the framework requirements and being on the approved supply chain is prerequisite to work in this sector.
BREEAM Excellent and sustainability requirements

In-service refurbishment of occupied government buildings
Local authority offices, job centres, court buildings and civic centres are rarely closed for refurbishment. Zone-by-zone phased delivery, out-of-hours working, controlled dust and noise, and daily handover back to operational use are standard requirements, often with the added constraint that the building must maintain a fully operational public reception function throughout.
Public-sector quality expectations and procurement scrutiny
Government and civic projects are subject to a higher level of procurement scrutiny and public accountability than private-sector work. Payment of the supply chain through the principal contractor is sometimes slower than private-sector equivalents, and the documentation required at practical completion (O&M manuals, as-built drawings, manufacturer warranties, certificates) is more rigorous.
