What we do

We deliver complete commercial fit-out programmes across the UK: Cat A landlord-handover and Cat B occupier fit-out, sequenced, supervised and signed-off under a single accountable contract by the same team that delivers our specialist ceiling, acoustic and dry lining packages.

What is commercial fit-out?

Commercial fit-out is the trade name for the package of interior construction works that turns a shell-and-core building into a finished commercial environment: partitions, ceilings, finishes, decoration, mechanical and electrical services, joinery and any feature work. In UK practice, fit-out is most often discussed in two stages (Cat A and Cat B), though the terms are not universal and specifications vary by landlord, region and lease.

Cat A (Category A) is a landlord-led fit-out that delivers a tenant-ready empty space. A typical Cat A specification includes raised floors with floor boxes, suspended ceilings with integrated lighting, basic mechanical and electrical services (cooling, ventilation, electrical distribution), fire detection and small-power outlets, and a base finish to walls and floors. The objective is to leave the space at a standard where an occupier can move in and reconfigure to their own brand and operational plan.

Cat B (Category B) is the occupier's fit-out on top of Cat A. Cat B work includes partitioning to the occupier's floorplan (cellular offices, meeting rooms, boardrooms, breakout spaces), branded finishes (paint colour, feature walls, signage), kitchens and tea points, IT and AV infrastructure, furniture coordination, and any feature work that defines the occupier's brand experience inside the building. Cat B is where the building becomes a workplace, and where most of the visible interior design effort lives.

Many fit-out projects combine elements of both: landlord-tenant arrangements where some Cat B is delivered by the landlord, occupier-led projects in older buildings where Cat A and Cat B run together, and refurbishment programmes that strip back to shell and re-fit complete. The terminology is a useful starting point but the actual scope on any given project is defined by the specification and the contract.

The fit-out services Eastledge delivers in-house

Our fit-out scope spans our full ceiling-and-walls specialism, with adjacent finishing trades. Suspended ceilings form the bulk of our ceiling scope: modular grid and tile, free-hanging acoustic, feature timber and metal systems, and MF and bulkhead detailing. Dry lining delivers the partitions, linings and ceilings that form the interior fabric of the fit-out: metal stud partitions, fire and acoustic walls, shaft walls and feature linings. Partitions include solid stud, glazed and demountable systems for offices, education and healthcare. Acoustic panelling addresses reverberation and intelligibility where ceiling absorption alone is not enough: wall panels, suspended rafts and baffles, freestanding screens. Taping and jointing finishes the plasterboard surfaces throughout the fit-out scope, forming the smooth substrate that receives the principal contractor's decoration trade.

What sits outside our direct trade scope and is held by specialist sub-contractors on most projects: mechanical and electrical services, raised floors, fire detection and alarm systems, IT and AV, joinery and bespoke furniture, and external works. Where we act as principal contractor on smaller works we sub-contract these scopes to vetted partners; on larger projects under a principal contractor they sit in the principal contractor's package.

When you need a single fit-out contractor vs specialist trades

The decision to engage a single fit-out contractor (rather than letting a design and build contractor or main contractor parcel the work to specialist trades) comes down to project scale, accountability, programme risk, and where the technical complexity sits.

A single fit-out contractor is the right choice when the project is small enough to run efficiently under one trade-scope contract, when ceiling, dry lining and finishes are the dominant trades, and when the client wants one accountable interface for sequencing, supervision, snagging and handover. We are well-suited to this model on tenant fit-out, retail refurbishment, single-floor office reconfiguration and small-to-medium institutional projects.

A principal contractor with specialist sub-contractors is the right choice when M&E and structural alterations are central to the scope, when the project is large enough to need full-time programme management above any single trade, or when the client has an existing relationship with a principal contractor framework. On these projects we deliver our specialist scope as a sub-contractor to the principal, typically GF Tomlinson, Kingfisher Construction or another main contractor in our repeat-work network.

The right structure for any specific project usually emerges in the first conversation about scope and brief.

Programme and phasing approach

Every fit-out project begins with a pre-construction site survey and programme conversation. We confirm existing conditions, services routing, asbestos status and access constraints, and we work back from the client's handover date to a sequenced trade programme.

Our standard sequence on a Cat B office fit-out runs services first-fix, dry lining and partitions, suspended ceilings, services second-fix, taping and jointing, flooring and final finishes by specialist trades, snagging and handover. On Cat A and combined Cat A/B programmes the sequence is more involved but follows the same principle: trades sequenced into one another rather than running in parallel where they would interfere.

For occupied buildings (most of our retail and a substantial part of our healthcare and education work) we add zoning, dust control, out-of-hours and weekend phasing, and permit-to-work alignment with the client's facilities team. For fast-track retail rollouts we run multi-gang teams to compress trade time into single overnight or weekend windows. Programme reporting to the principal contractor or client runs weekly with snag walks at trade transitions.

We deliver commercial fit-out across offices (Cat A and Cat B for landlord and occupier programmes), retail (fast-track shopfits and rolling refurbishment programmes for major UK chains), education (schools, colleges and Russell Group universities), healthcare (hospital and clinical refurbishment programmes under permit-to-work), industrial (office, welfare and customer-facing space inside warehouses and factories, most recently Glenair Mansfield), automotive (showroom and service centre refurbishment to OEM brand standards, recent work for the Kia showroom in Burton), leisure (gyms, food and beverage, hotels) and cultural (museums, galleries, recent work at the Northampton Museum and Art Gallery). The sector breadth is one of our differentiators against contractors who specialise narrowly in one or two markets.

Recent fit-out projects

Recent fit-out work spans multiple sectors. At Glenair Mansfield we delivered a combined office fit-out (Zentia Ultima OP suspended ceiling on 15 mm Silhouette grid with black reveal) and factory acoustic strategy (over 900 Ecophon Solo baffles before machinery installation). At the Aston Student Union in Birmingham we installed Ecophon Solo rafts in the social space with Hunter Douglas solid linear timber to the ground floor. At Pioneer Park Dock 2 in Leicester we delivered Ecophon acoustic rafts in offices and baffles in corridors. At the Northampton Museum and Art Gallery we installed Ecophon Solo Rectangle rafts in the shoe gallery and café with Hunter Douglas Heartfelt to the main walkway. Across higher education, we have delivered ceiling, dry lining and acoustic packages at the University of Nottingham, Nottingham Trent Clifton Campus, Barnsley College and Charnock Hall School in Sheffield. Each project is sized and staffed to the brief: small specialised crews for high-specification work, multi-gang teams for fast-track and rollout phases.
