What commercial partitions cover
Commercial partitions are the systems that divide a building's interior into functional rooms: cellular offices, meeting rooms, consultation suites, escape corridors, plant enclosures, staircase separations and back-of-house compartments. They carry the building's fire strategy (compartmentation ratings), acoustic performance requirements (room-to-room sound isolation), and the visible interior finish that occupiers work alongside every day.
In modern UK commercial fit-out, partitions are almost always metal stud systems: a galvanised steel framework of C-stud sections and U-track, faced with plasterboard, insulation in the cavity, joints taped and finished. This is the trade we call dry lining when it covers the full lining package, and partitions when the scope is specifically about dividing floor area. The two trades run together under our in-house teams, sequenced into the wider fit-out programme.
The category also covers framed glazed partitions (aluminium-framed single and double-glazed walls for offices and meeting rooms, adding borrowed light and visual connectivity) and demountable partition systems (proprietary modular products designed for reconfiguration without site waste).
Specialist partition types

Solid metal stud partitions
Standard systems use 70 mm or 92 mm C-stud at 600 mm centres inside a floor and ceiling U-track, spanning 2.4 to 4.5 m, with plasterboard each side and mineral wool infill for acoustic performance. On standard non-performing partitions the build is straightforward. Where fire or acoustic performance matters, every component in the assembly (stud gauge, board specification, fixing centres, insulation, perimeter detailing, service penetrations) must match the manufacturer's tested system document.
Common errors in non-specialist partition install: using "fire board" without a tested assembly; compressing mineral wool acoustic infill during install (which dramatically reduces its acoustic performance); inadequate perimeter sealing at head and base; and missing firestopping at services penetrations. All four are expensive to remedy after the finish is on. We install to the manufacturer system documents (British Gypsum White Book, Knauf System Selector, Siniat Drylining Manual) on every fire-rated and acoustic specification, and to FIS Site Guide tolerances on all standard work.
Fire-rated partitions
Fire-rated partitions provide tested compartment performance: integrity and insulation for a defined period (EI 30, EI 60, EI 90 or EI 120). They form compartment walls between building uses, enclosures to escape routes and stairs, enclosures to lift and services risers, and sub-divisions within a building where the fire strategy requires them.
The rating is a property of the complete assembly, not a property of the board. An EI 60 partition means the stud, board, layers, fixings, insulation, perimeter details and firestopping all match the system tested under BS EN 1364-1 for that rating at that height and construction. We install to the approved manufacturer system documents on every fire-rated assembly and provide system reference documentation for the O&M manual.
Acoustic partitions
Acoustic partitions are specified where room-to-room sound isolation is a functional requirement. Meeting rooms typically require Rw 43 to 45 dB; confidential meeting rooms and boardrooms Rw 50 to 55 dB; healthcare consultation rooms at least Rw 45 dB under HTM 08-01; music and recording spaces Rw 60+ dB.
The laboratory-tested Rw figure is reduced in service by flanking transmission: sound passing around the partition through the structure, above the ceiling, through shared HVAC, or through service penetrations. On-site Rw is typically 3 to 7 dB lower than the laboratory figure depending on how well flanking paths are controlled. Acoustic performance is therefore a whole-room problem, not just a partition problem. We specify from manufacturer system documents and confirm the target Rw with the architect or acoustic consultant before procurement.
Glazed partitions and demountable systems
Framed glazed partitions form cellular offices and meeting rooms with glazed panels to corridor or open-plan adjacencies, adding borrowed light and visual connectivity. Most systems use a proprietary aluminium frame with single or double-glazed infill. Fire-rated glazed systems (typically EI 30 or EI 60) are available for compartment walls where the architect needs transparency at a fire boundary.
Demountable partition systems are proprietary modular products (typically aluminium framing with solid, glazed or mixed infill panels) designed to be stripped, moved and re-erected in a different configuration without site waste. The higher installed cost per m² is justified where the client expects the floorplan to change within the lease term: reconfiguration becomes a facilities-management task rather than a construction project.
Shaft walls
Shaft walls are asymmetric fire-rated partitions installed from one side only, used around lift shafts, services risers and staircase enclosures where access to both faces is unavailable. Standard stud systems cannot be built from one side; shaft wall systems use a coreboard panel inserted into a proprietary steel track framework erected from the accessible side, faced with standard plasterboard layers on the accessible face only.
We install British Gypsum Shaftwall, Knauf Shaft Wall and Siniat Shaft Wall systems. The install is coordinated with the lift contractor, the M&E riser coordination drawings, and the structural engineer's deflection head design where the shaft is adjacent to structure with significant movement.
Sectors we deliver partitions for
In offices, partitions form the cellular meeting rooms, executive offices, quiet rooms and circulation that make an open-plan floorplate usable. Acoustic performance is the dominant specification driver in meeting rooms; fire rating is the dominant driver at escape routes and riser enclosures.
In healthcare, partitions are specified to fire compartment drawings, infection-control standards (hygienic board faces, sealed penetrations, coved junctions to the floor) and acoustic consultation-room requirements under HTM 08-01. Permit-to-work and infection-control precautions drive the access and sequencing plan.
In education, partitions form classroom walls, corridor fire separations and acoustic boundaries between teaching and social space. Building Bulletin 93 acoustic targets define the Rw requirement for classroom boundaries in new build and refurbishment.
In industrial fit-out, partitions create office, welfare, meeting and customer-facing zones inside warehouses and factories. Our partition work at Glenair Mansfield was delivered inside the wider industrial fit-out package.
In retail, partitions support shopfit programmes: changing room and back-of-house walls in fast-track store builds, fire-compartment separations in rollout formats, and glazed systems in corporate and travel retail environments.
