What is dry lining?
Dry lining is the modern UK method of forming and finishing internal walls, partitions and ceilings using plasterboard fixed to a metal or timber framework or directly to a masonry substrate, with joints taped, filled and decorated. The trade also includes the lining of structural soffits, columns and bulkheads, the installation of shaft walls around lift and services risers, and acoustic, fire-rated and high-performance assemblies that combine specific board, stud and insulation specifications to deliver a tested wall system. Dry lining replaced traditional wet plastering as the dominant interior wall trade in commercial construction because it is faster, more predictable on programme, easier to integrate services into, and produces consistent performance against fire, acoustic, structural and hygiene specifications when the manufacturer's system document is followed.
When dry lining is the right system
Dry lining is the right system in almost every modern commercial interior: fit-out, refurbishment and new build alike. In offices, it forms cellular and meeting room partitions, perimeter linings, ceilings and bulkheads, and integrates cleanly with M&E, lighting, IT cabling and acoustic specifications. In retail, dry lining is the building block of brand-aligned shopfits and rolling refurbishment programmes: fast, dust-controlled, and overnight-installable. In education, it forms the bulk of classroom, corridor and circulation walls and meets BB93 acoustic and fire compartment requirements. In healthcare, hygienic board options and tested fire compartments meet HTM and infection-control standards. In industrial buildings, dry lining creates office, welfare and customer-facing zones inside warehouses and factories. In hotels and student accommodation, room separating and corridor walls are dry lining systems engineered for a specific Rw acoustic rating between bedrooms.
The decision is rarely whether to use dry lining: it is which system, which board, which stud size and gauge, what insulation, what jointing, and what perimeter detailing. A specialist contractor's value is in resolving those questions against the project's fire, acoustic, structural and finishing requirements, not just hanging board.
The dry lining systems we install
Metal stud partitions
Metal stud partitions are the workhorse of UK dry lining: galvanised steel C-stud and U-track sections forming a framework, faced with one or more layers of plasterboard each side, with mineral wool insulation in the cavity for acoustic performance. Standard partitions span heights of 3–4 metres in 70 or 92 mm stud, and engineered systems on heavier gauge studs and larger profiles span 6 metres and beyond for atria, lobbies and high-ceiling industrial space. We install standard stud partitions across most projects and specify the upgraded stud system where height, deflection, impact resistance or services-penetration loadings demand it.
Performance and high-acoustic partitions
High-acoustic partitions stack performance: double or triple board layers, resilient bars or isolation framing, dense acoustic mineral wool, sealed perimeter and head details, and acoustically detailed services penetrations. Tested specifications reach 55–65+ dB Rw between adjacent rooms, the level required for boardrooms, confidential meeting rooms, healthcare consultation suites, music practice and recording spaces. Performance is system-led: changing one component (board type, insulation density, perimeter sealant) compromises the tested rating. We install to the published system documents from British Gypsum, Knauf and Siniat and document the partitions in the O&M pack on request.
Fire-rated partitions
Fire-rated partitions provide compartment integrity and insulation in a fire, typically 30, 60, 90 or 120 minutes, and are the structural backbone of modern fire strategy in commercial buildings. The rating is a property of the complete tested assembly: stud, board, fixings, jointing, insulation, services penetrations, head and abutment detailing must all match the manufacturer's system document. We install single, double and high-rating fire-rated partitions for compartment walls, riser enclosures, escape routes and sub-divisions, coordinating at pre-construction with the principal contractor's appointed firestopping specialist on penetration sequencing.
Shaft walls
Shaft walls are specialist asymmetric fire-rated partitions designed to be erected from one side only, essential where access to the back face of a wall is unavailable, typically around lift shafts, service risers and stair enclosures in retrofit and tight-tolerance new build. Systems use coreboard panels installed into a steel framework and faced on the access side with conventional plasterboard layers. Fire ratings of 60, 90 and 120 minutes are routine. We install British Gypsum Shaftwall, Knauf Shaft Wall and Siniat Shaft Wall systems and coordinate the install with the lift contractor and the riser packages.
Independent linings
Independent linings are dry lining walls built off a metal framework standing clear of an existing wall, used to form new finished surfaces over irregular or compromised substrates, to integrate services into a void without disturbing the existing wall, and to form acoustic or thermal upgrade linings without invasive structural work. Common applications include refurbishment over masonry, listed-building interventions where the existing fabric must be preserved, and new acoustic linings inside existing offices and consultation rooms.
Curved and feature work
Curved and feature dry lining covers radiused walls, vaulted soffits, bulkheads, shadow gaps, recessed luminaire and vent details, and pelmet and bulkhead joinery: the architectural-grade dry lining that turns a finished interior into a designed one. We install standard radius and tight-radius systems with curved track and scored or pre-curved board, and we coordinate shadow-gap and bulkhead detailing with the architect's drawings to a finish that holds up under raking light.
Compliance and standards
Dry lining is governed by an overlapping stack of standards, and the right specification depends on the building's use, occupancy and risk profile. Reaction-to-fire of constituent products is tested under EN 13501-1 (Euroclass A1 to F). The fire integrity and insulation of complete partition assemblies (stud, board, fixings, jointing, insulation, perimeter) is tested to BS EN 1364-1 (non-loadbearing partitions) and BS 476: Part 22 in the UK heritage standard, with results expressed as EI 30, EI 60, EI 90 or EI 120. Acoustic performance is measured to BS EN ISO 10140 and reported as the weighted sound reduction index Rw, with the on-site achieved performance falling somewhat below the laboratory-tested figure due to flanking transmission. Where housing or hotel performance is in scope, the Robust Details framework provides an alternative compliance route to Approved Document E. Specifying a "fire-rated partition" or "acoustic wall" without naming the tested system is a common error: the rating only stands when the system is built as documented, with every component matched and every detail honoured.
We work to the approved manufacturer system documents (British Gypsum White Book, Knauf System Selector, Siniat Drylining Manual) for every fire and acoustic specification, follow the FIS Site Guide for installation tolerances and benchmarks, and coordinate with the principal contractor's appointed firestopping specialist on penetration sequencing and access.

In healthcare programmes we form fire and acoustic compartment walls into clinical refurbishments under permit-to-work conditions. Each project is sized and staffed to the programme: small specialised crews for high-specification work, multi-gang teams for fast-track and rollout phases.
