What we do
We supply and install proprietary demountable partition systems for commercial offices, flexible workspace and education environments across the UK. Aluminium-framed modular systems by Komfort, Optima and equivalent manufacturers, designed to be stripped, relocated and re-erected in a new configuration without generating site waste or requiring replastering.
What demountable partitions are
Demountable partitions are proprietary modular wall systems where the panels, frames and infill are designed to be removed from their original location, transported and re-erected in a different configuration without generating site waste, requiring replastering or leaving the building fabric in a condition that needs repair. The system is framed with aluminium head tracks, base channels and vertical stiles, with panel infill that clips or fixes into the frame and carries its own finished face. When stripped, the framing and panels are reused; only minor making-good to the floor and ceiling is required at the original location.
The defining commercial argument for demountable partitions is whole-life cost over a lease term where the floorplan will change. Solid metal stud partitions cost less to install but are expensive to relocate. Demountable partitions cost more to install but relocate at a fraction of the construction cost. The decision hinges on how many reconfigurations are expected over the life of the lease.
Systems we install
We install proprietary demountable partition systems by the principal UK commercial manufacturers. Komfort systems cover the full range from standard office cellular to high-acoustic meeting room, with solid, glazed and mixed infill options and integrated door sets. Optima systems offer a similar breadth of performance with their own carrier, panel and acoustic glazing range. Where the architect or client has nominated a specific system, we install to that manufacturer's tested assembly and current technical guidance. Where the specification is open, we assess acoustic requirement, panel module and cost plan to advise which system family best fits the project.
All systems we install are procured through authorised supply channels and installed to the manufacturer's approved system documentation. We do not carry out generic or hybrid demountable installations: proprietary system integrity and tested acoustic performance depend on using the correct components throughout.
Construction
Demountable systems use a head track fixed to the soffit or ceiling structure and a base channel fixed to the structural floor or screed. Vertical stiles at bay widths (typically 600 to 1,200 mm depending on the system) divide the wall into bays. Infill panels fit into the bay openings: solid panels face with a finished material (laminate, fabric, acoustic board face) that requires no on-site decoration; glazed panels use single or double glazing in a pre-finished frame. The junction between adjacent panels is typically a recessed joint, a cover strip or a flush gasket, depending on the system specification.
Doors are integrated into the frame using system-specific door sets and hardware, with the door jamb forming a structural component of the bay framing. Integrated trunking channels in the stile profile allow power, data and switching to be routed through the partition without cutting or patching.
Infill options
Solid panels cover the full height of the bay in a single opaque face. Material options vary by system but typically include high-density board with a laminate or painted face, fabric-wrapped acoustic board (which adds surface absorption to the room), and timber-veneered panels for higher-specification environments.
Glazed bays use single or double-glazed panels in the same frame. Full-height glazing provides borrowed light and visual connectivity across the partition; part-height glazing (sill to head) combines a solid lower panel with a glazed upper section. Mixed solid and glazed bays within the same partition run are standard in office meeting room configurations.
Acoustic glazed bays using laminated acoustic glass in a double-skin frame upgrade the glazed bay Rw to match the solid panel performance, maintaining acoustic continuity across the full partition face.
Where demountable partitions are used
In offices, demountable partitions are specified on longer-lease Cat B fit-out where the tenant expects organisational change during the lease term, on multi-let buildings where the landlord anticipates reconfiguration between tenants, and on agile working environments where the floor layout is part of the operational management of the space. Komfort and Optima are the default specification on most managed Cat B office projects.
In education, demountable systems appear in administrative and management areas where departmental reorganisation is periodic, and in some teaching areas where the learning environment brief calls for flexible room sizing.
In healthcare, demountable systems are used in administrative, management and outpatient reception areas where clinical performance requirements are within the system's capability and reconfiguration flexibility is valued.
How we deliver demountable partitions
Demountable partitions are typically one element of a wider partition and dry lining scope. We deliver them alongside solid stud partition work under the same site team and programme: the solid stud partitions that form the permanent structure of the floor are built first, the suspended ceiling grid is installed, and the demountable systems are installed as a later trade step that benefits from the ceiling and solid partition work already being complete. This sequencing avoids the coordination problem that arises when demountable partition contractors are on site simultaneously with the stud partition and ceiling trades.
M&E service routes, switch positions and trunking modules are resolved at pre-start between our team, the M&E contractor and the principal contractor's programme manager before the head track is fixed. This pre-start coordination is standard practice on every demountable partition package we deliver.
