What is the difference between MF and exposed grid suspended ceilings?

An MF (metal furring) ceiling is a concealed-grid plasterboard ceiling, providing a flat, jointless, painted finish suspended below the structural soffit. An exposed grid system uses a visible T-bar grid that holds removable mineral fibre or metal tiles. The choice usually comes down to access and aesthetic: MF ceilings give a flush, monolithic appearance preferred in lobbies, meeting rooms and corridors; exposed grid systems make services accessible by lifting a tile, which is essential in offices, classrooms and clinical areas where above-ceiling maintenance is routine.

How long does a suspended ceiling installation take?

A typical office floor of around 500 m² takes a small team of fixers between three and seven working days for a straight exposed-grid installation. MF and concealed grid ceilings take longer because of the plasterboard fix, jointing and decoration. Programme depends on grid type, tile complexity, integration with M&E lighting, HVAC and sprinklers, the working envelope (occupied versus out-of-hours), and drying or curing requirements for any wet trades. We sequence ceilings late in the programme so services are largely first-fixed and tested before the grid goes up.

The actual figure depends on grid type, tile specification (acoustic, fire, hygiene), integration complexity, perimeter trims and access conditions. We price every project against a measured take-off rather than a rate per m² and welcome scope discussions early in the design stage when the largest savings are still on the table.

Are suspended ceilings fire-rated?

Yes, suspended ceilings can contribute to a building's compartment fire performance, with system-level ratings tested under BS 476: Part 23 for ceiling membranes and EN 13501 for reaction-to-fire of constituent products. The actual rating depends on the assembly: tile, grid, hangers, perimeter trim and any abutments must all be specified together. A fire-rated tile alone does not guarantee a rated ceiling. We work to approved system documents from the manufacturer and follow the FIS Site Guide for installation tolerances on every fire-rated installation.

Yes, we routinely install ceilings around live operations, including phased rollouts in offices, education and welfare environments. The keys are sequencing (typically working in zones with temporary screens and dust protection), out-of-hours or weekend programmes for high-disruption activity, controlled access for materials and waste, and clear interface management with the client's facilities team. We hold pre-start meetings to agree noise, dust and access constraints and produce method statements that meet the building's permit-to-work requirements.

Can you replace tiles only, or do we need a full new ceiling?

Tile-only replacement is often viable when the existing grid is straight, plumb and structurally sound, and when the original tile size and edge detail (square, tegular, microlook) is still available from the manufacturer. We carry out a survey first to check grid condition, tile compatibility and any service integration changes: light fittings, air diffusers and sprinklers often need adapting. Where the grid is bowed, the perimeter is failing, or the original system is discontinued, a full replacement is the more cost-effective long-term decision.

What is the lead time for a suspended ceiling project?

For small repair and refurbishment works we can often start within two to three weeks of order, subject to material lead times. Larger fit-out projects are programme-driven and we mobilise to suit the principal contractor's sequence. Bespoke metal and timber systems carry the longest lead times, eight to twelve weeks is not unusual for made-to-order panels, so we recommend confirming the system early in the design stage and committing to procurement well ahead of the ceiling sequence.
