What shop fit-out covers

Shop fit-out is the trade scope that takes a retail unit from landlord shell-and-core to a brand-finished trading store ready for the operator's fixturing and stock. The package combines dry lining, suspended ceilings, partitions, flooring, decoration and tiling, the same trade scope as commercial fit-out but delivered against retail-specific constraints: brand-standard specification consistency across multiple stores in a rollout, fast-track programmes against a fixed open date, and out-of-hours working in occupied trading stores where lost trading days carry direct revenue cost.

UK retail fit-out runs through three principal delivery models: new-store fast-track openings (compressed programmes from contractor commencement to opening day, typically four to ten weeks for a high-street unit); brand-led national rollouts (identical specification installed across every store in the programme to the brand fit-out standard manual); and refit and refresh of occupied trading stores (overnight and between-trading-session work to minimise lost trading days). All three models share the trade scope; they differ in programme structure and access constraint.

Brand-standard delivery

National retail rollouts run to a published brand fit-out standard manual: the retailer or their lead designer specifies ceiling tile and grid, partition layout, finishes palette, decoration colours, tile and floor specifications, signage interface and joinery detail to a level of detail that the contractor installs identically across every store in the programme rather than reinterpreting per location. The brand standard is one of the principal value drivers of the retailer's brand consistency, and the contractor's responsibility on a rollout is to install it consistently, on programme, at every site.

We work to the brand standard manual on every rollout site. Crews mobilise from our Derby HQ for delivery to any location in the UK; the Midlands base position is well-suited to national retail rollout delivery and most rollout programmes involve crews working away from base for the duration of the programme, typically three to six months on a multi-store framework with travel and accommodation costs factored into the rollout pricing.

Out-of-hours and night working

Refit and refresh of occupied trading stores is delivered overnight and between trading sessions because the retailer cannot afford to lose trading days. Crews mobilise for the night shift (typically 2200–0600), early-morning shifts before opening, late-evening shifts after closing, and across weekends. The work is sequenced to leave the trading floor presentable for the following session: temporary protection installed at end-of-shift, dust and debris cleared, the floor handed back to operations.

The night-working model adds programme weeks compared with full-possession working but removes the lost-trading cost. For a typical high-street store, lost trading revenue per closed day substantially exceeds the night-working programme premium, which is why the model is the default refit delivery route for national chains. Pre-start meetings cover the access plan, dust and noise control, security clearances and the handover protocol back to operational use.

Fast-track new-store programmes

Fast-track new-store fit-out compresses dry lining, suspended ceilings, partitions, flooring, decoration and tiling into a sequence that runs from landlord handover to retailer opening day in four to ten weeks for a typical high-street unit. The trade sequence is dry lining and stud first (with M&E first-fix routing in cavities), suspended ceiling grid, M&E second-fix above ceiling, ceiling tile, partition, flooring, tiling, decoration, brand fixturing handover. Each trade has to start exactly when the previous one finishes: the programme tail has no slack to absorb sequencing failures.

The most reliable way to hold a fast-track programme is to deliver the trade scope under one site team rather than across multiple subcontracted handovers. The contractor managing the dry lining sets the access for the ceiling grid; the same contractor handling the partition install knows when the floor area will be ready for the flooring crew; the same contractor finishing the decoration walks the snagging round with the retailer. We hold the fast-track programme this way.
